Resorts & Hospitality

Smaller Properties. Distinctive Destinations.

Resorts & Hospitality operates through two entities. Avella Holdings LLC is the resorts and hospitality holding company, and Avella Hospitality LLC is the principal operating company. The division's mandate is to evaluate selected boutique hotels, resort properties, destination hospitality assets, and related investment opportunities. This page describes that mandate. It does not present any property as owned, under contract, or in operation.

The division is distinct from the clubs and clubhouses within Gearhead Grotto. Those remain part of the real estate work under Blue Land, and Avella is the hospitality platform beside that work. The division's interest is in smaller, distinctive properties in desirable leisure destinations, including the Caribbean and other international resort markets. These markets define where the division directs its study and evaluation. They are not a statement of holdings.

Boutique hospitality

Resorts & Hospitality focuses on smaller hotel and resort properties, where limited scale allows a distinct identity and a more personal standard of service. The division looks for assets whose character is tied to their setting and whose guest experience can be designed property by property rather than standardized across a large portfolio. Through Avella Hospitality LLC, its principal operating company, Trestle Capital Partners intends to evaluate such opportunities on their individual merits, with particular attention to whether each property can support an operating model built around attentive service and a carefully curated stay.

Destination-oriented assets

Resorts & Hospitality evaluates destination-oriented assets on the factors that tend to sustain leisure demand over time: location, ease of access, local character, the depth of tourism demand, and a clear basis for differentiation. Markets of interest include the Caribbean and other international resort destinations, where air connectivity, seasonality, and the strength of the surrounding visitor economy vary considerably from one location to the next. The division is interested in properties that draw their appeal from their setting, with a scale and identity that a larger or more generic offering would struggle to replicate. Each prospective destination would be assessed on its own merits, including the regulatory and operating conditions that apply locally.

Acquisition and enhancement

Resorts & Hospitality evaluates existing hotels and resort properties as potential acquisitions where improvement, repositioning, or operational change could strengthen a property's standing in its market. Each review considers the physical asset, the guest offering, and the operating model together. If an acquisition proceeds, enhancement may include capital improvements, a revised market position, or changes to service standards and management, with Avella Hospitality LLC as the principal operating company. Every opportunity is assessed on its own merits, and any transaction remains subject to diligence, financing, and applicable offering requirements.

Guest experience

Resorts & Hospitality evaluates hospitality opportunities by what a guest would actually encounter on site. Architecture and design should belong to their setting rather than repeat a template. Service should be attentive and consistent, grounded in well-trained staff and clear standards. Food and beverage should give guests a reason to dine on property, drawing on regional cuisine and local producers where practical. Amenities should suit the guest a property is meant to serve rather than fill out a checklist. The surrounding destination, including its culture, landscape, and community, should be part of the stay rather than something guests must find on their own. At smaller properties these elements carry more weight, and they are central to how the division assesses where value can be built.

Operational excellence

Resorts & Hospitality treats day-to-day property operations as the foundation of long-term value. Through Avella Hospitality LLC, its principal operating company, the division intends to apply consistent operating standards to any property it may acquire. Those standards would cover staffing levels and training suited to each property's scale and guest profile, preventive maintenance programs that protect the physical asset, and service procedures refined through direct guest feedback. Sustainability is approached as an operating discipline, with attention to energy and water use, waste reduction, and local sourcing where these are practical for the destination. The objective is a property that is well run each day and remains in sound condition over the life of the investment.

Strategic integration

Resorts & Hospitality may, over time, identify points where its work meets that of Trestle's Media, Sports & Entertainment and Sponsorships & Brands divisions. A boutique hotel or resort within the division's focus could, for example, serve as a location for filmed content, house athletes, talent, and production crews during an event, or host guest-facing programming arranged with a sponsor or brand partner. Any such relationship would be considered only where it serves the property's guests and supports its standing as a hospitality asset.

The same test would apply to Trestle's other platforms, including its real estate work under Blue Land, which retains the clubs and clubhouses at Gearhead Grotto. Avella Hospitality LLC would work with another platform only where a specific guest or event need overlaps. Each arrangement would be negotiated separately, documented on its own terms, and priced at arm's length. None would create shared ownership or a joint venture. No such relationship is in place, and none is assured.

Certain Resorts & Hospitality opportunities, if and when presented, may be made available only to ultra-high-net-worth individuals, family offices, and institutional investors. Any such opportunity would be subject to applicable offering requirements, which may limit participation to investors who meet specified eligibility standards.

Detailed information regarding specific Resorts & Hospitality investment opportunities, current availability, and supporting materials is provided through the Trestle Capital Partners Investor Portal to eligible and authorized parties, where applicable.
